Description
PerfectPrimer®
PerfectPrimer safely seals and primes difficult and dangerous substances such as asbestos mastic, black mastics, cutback glue, failed soy gels, and lead paint, without disturbing them. PerfectPrimer does not require any removal of mastics by grinding or sanding, or expensive, messy, and dangerous treatments such as soy gels, mastic removers, and glue strippers. PerfectPrimer is a latex bridging encapsulant as defined by the EPA guidelines for encapsulating asbestos-containing materials.
PerfectPrimer primes surfaces for your choice of:

PerfectPrimer can be applied directly over sealers left behind after asbestos abatement projects, as well as over concrete, wood, painted surfaces, sheetrock, epoxy, sheet vinyl, tile(including VCT tile, asbestos tile, and tile glue), asbestos or lead-painted shingles, and most other surfaces.
PerfectPrimer and PerfectPaint are the only safe, legal, and effective methods of treating asbestos mastics within EPA guidelines, without the lengthy, expensive process of asbestos abatement.

How to use PerfectPrimer:
Remove any debris from the floor such as dust, rubble, and any loose or broken tiles.
Wash floor with PerfectCleaner and rinse with clean water.
Apply first coat of PerfectPrimer. Allow 12 hours to dry.
If floor requires patching, apply patching cement and/or 100% acrylic caulk as needed.
Apply second coat of PerfectPrimer. Allow 24 hours to cure.
Apply your paint, epoxy, modified cement, or adhesives.
Which product should I use to seal my floor or mastics?
If you’re going to stick something to it, use PerfectPrimer.
If you’re going to use alone or lay something over it, use PerfectPaint.

Case Study
Tile and Cutback Glue on Concrete Floor
When Lisa Murray decided to replace her old basement carpet and install an epoxy coating, it did not seem at first to be a complicated project. She had a contractor remove the old carpet. What she then discovered were 9″x9″ VCT tiles glued to the floor.
One of the tiles were loose, and it revealed a black mastic glue that held the tiles in place.
The contractor told her that this cutback glue would have to be removed if she wanted to put her epoxy or painted floor. He also explained that since this house was over 40 years old, that the glue most likely contained asbestos as well. This would require an abatement contractor to remove it, at an estimated cost of $ 5,000.00-$9,000.00.
Lisa spoke with other contractors who said that they could grind up or use soy gel to remove the glue. What they did not tell her was that removal would be messy, expensive, toxic, illegal, and could leave her with a floor that still could not be coated with epoxy.
Lisa did not like the direction this project was taking. She wanted a safer, simpler and more economical solution. After speaking with an engineer and visiting Inspectapedia.com, she decided to take his advice to seal, and prime the mastic without disturbing it, as OSHA recommends.
She purchased PerfectPrimer from Specialty Solutions Manufacturing, Inc. Her and a friend washed the floor, then rolled on the PerfectPrimer. After that her contractor returned to install her epoxy floor.
Process:
She cleaned the floor, then replaced the loose VCT tiles areas with new tiles. She could have applied the PerfectPrimer over the cutback glue directly, but since most of the VCT tiles were tight, so she chose not to do so. Application of the PerfectPrimer ran smoothly and was painted on using a trim brush and roller in just one coat.
Cost & Time Savings:
Her contractor estimated at least $15 per sq. ft. to remove the asbestos, then resurface the floor with new cement so it would be ready for an epoxy coating. With her 1,000 sq. ft. basement, that would have cost almost $15,000.00, and taken a few weeks.
The cost of the PerfectPrimer was less than $400.00, and she rolled it on herself, in one day.
Lisa saved over 90% of the time and money for the project, and never exposed herself or her family to dangerous asbestos. In addition, her project met OSHA and EPA guidelines to not disturb the asbestos glue,
